If you're a veteran, check your VA loan eligibility first. VA loans eliminate the down payment requirement entirely, which changes the math dramatically. A conventional buyer needs 3.5–20% down. A VA buyer needs zero. On a $500,000 home, that's up to $100,000 you don't need to save.
Step 2: Get Pre-Approved (Not Just Pre-Qualified)
Pre-qualification is a 5-minute online estimate based on self-reported numbers. Pre-approval is a lender reviewing your actual income, assets, and credit and issuing a formal commitment. In Reno's market, you cannot compete with just a pre-qualification. Sellers and agents expect a pre-approval letter with any offer.

Step 8: Closing Day
You'll sign the final loan documents and transfer closing funds (wire or cashier's check). In Nevada, closing can happen at a title company office or via mobile notary. The title company records the deed, the lender funds the loan, and keys are released — usually same day.
