Straight answers to the questions I hear most — about VA loans, the Reno market, relocation, and the buying and selling process.

A VA loan is a mortgage benefit earned through military service. It's backed by the U.S. Department of Veterans Affairs and available to active-duty service members, veterans, and eligible surviving spouses. The biggest advantages: zero down payment required, no private mortgage insurance (PMI), and typically lower interest rates than conventional loans.

In most cases, no. The VA loan allows 100% financing, meaning you can purchase a home with zero down payment. There is a one-time VA funding fee, but that can often be rolled into the loan amount. First-time users of the VA loan benefit with no down payment pay a 2.15% funding fee — still far less than a typical 20% conventional down payment.

Yes. Your VA loan benefit is not a one-time-use perk. As long as you've paid off a previous VA loan or sold the home, your entitlement is typically restored and you can use it again. In some cases, you can even have two VA loans active at the same time.

Reno remains one of the most dynamic markets in the West. Limited inventory and continued in-migration from California keep demand steady. Buyers who are prepared — pre-approved and working with an agent who knows the neighborhoods — are consistently winning. I'll give you an honest, current read on the market from day one.

From starting your home search to closing, most buyers are looking at 30–60 days once they're under contract. The search itself varies — some clients find the right home in a week, others take a couple months. Getting pre-approved before you start searching is the single most important step to moving quickly when the right home shows up.

Pre-qualification is a rough estimate based on self-reported info — it carries little weight with sellers. Pre-approval means a lender has verified your income, assets, and credit and issued a conditional commitment. In a competitive market like Reno, sellers expect pre-approval.
