PCS to Reno: orders to keys
A practical PCS plan for Reno and Sparks: what to do when, where to live for your duty location, how to budget BAH, and what to handle in your first week. I’m Alex Baltensberger, a Reno Realtor with 9 years of Air Force service.
Your PCS to Reno timeline

As soon as you have orders
Call a lender to start pre-approval and confirm your VA eligibility and budget. Look up your BAH for Reno. Decide what happens with your current home: sell, rent or end a lease. Reach out to me so we can start watching the market.
60–90 days out
Narrow down two or three target areas, set up listing alerts and check school zoning. Start live video tours of homes that look promising so you learn what the photos leave out.
About 30–45 days out
This is usually the window to make an offer so a typical escrow closes near your arrival. Line up temporary housing in case dates slip, and confirm any lodging entitlements with your finance office.
House-hunting trip (optional)
If you can visit, plan a focused two or three days: drive your commute at rush hour, see top homes in person and be ready to write an offer. If you can’t, remote buying works too.
Under contract to closing
Inspection early, then the appraisal and, for VA loans, a wood-destroying insect inspection, which is required for VA purchases in Washoe County. Sign remotely with a mobile notary if you’re not here yet.
First week in Reno
Get keys, set up utilities, enroll the kids and handle the DMV. The checklist is below.

If your dates don’t line up
Closings slip, report dates move and household goods arrive when they arrive. Build in a buffer. In Reno, the usual stopgaps are an extended-stay hotel near your duty location, a furnished month-to-month rental, or a short stay with family. Ask your finance or transportation office what temporary lodging support your move includes before you book, and keep receipts.
If your household goods will arrive before closing, ask about storage options through your transportation office. If closing will happen first, plan a few days of overlap so you aren’t signing documents and meeting a moving truck on the same afternoon.
Buying remotely from your current duty station
You don’t have to be in Reno to buy here. I run live video tours, send recorded walkthroughs you can rewatch with your spouse, and point out the things photos hide, like a busy road behind the fence or an aging roof. The inspector can walk you through findings by phone, and closing documents can often be signed with a mobile notary wherever you are. Confirm the signing process with your lender and title company early.
Where to live by duty location
Where you report shapes where you should look. These are the patterns I see most often; the Reno neighborhood guide has detail on each area.
Reno Air National Guard Base
The base is at the airport. Many families choose South Reno, South Meadows or Damonte Ranch for newer homes and quick I-580 access. Central Sparks is also close.
Commuting to NAS Fallon
If you want to live on the Reno side, look east and north: Spanish Springs, east Sparks, or Fernley to shorten the drive. The NAS Fallon guide covers living in Fallon itself.
Sierra Army Depot
Herlong, California is north of Reno, so the North Valleys along US-395 cut the most time off the drive.
Army Guard, remote or hybrid
If your drill location is flexible or you work from home, choose on lifestyle: Northwest Reno and Somersett for foothills and trails, for example.

BAH budgeting for Reno
Your BAH depends on your duty location, pay grade and dependency status, not on the neighborhood you choose. Look up the current rate with the DoD BAH calculator, then compare it with a full housing cost, not just the mortgage:
- Principal and interest from your lender’s estimate
- Property taxes and homeowners insurance
- HOA dues, if the neighborhood has one
- Utilities: heating in winter and cooling in summer in a high-desert climate
- A maintenance cushion, especially for older homes
Home prices vary a lot across Reno and Sparks, so the same BAH can buy a very different home in different areas. Your lender will determine how allowances count toward qualifying.
School zoning in Washoe County
Reno and Sparks public schools are part of the Washoe County School District. Assignment is by address, and boundaries can change, so confirm zoning for any specific home on the WCSD website before you make an offer. If you’re considering Fernley, that’s Lyon County School District.

First-week-in-Reno checklist
- Utilities: set up electric and gas with NV Energy and water with the Truckee Meadows Water Authority (TMWA). Trash and internet vary by address.
- Schools: enroll with the Washoe County School District and bring records and immunization documents.
- Vehicles: new Nevada residents generally register vehicles within 30 days; active duty members may keep home-of-record registration. Check the Nevada DMV for current rules.
- Property tax exemptions: if you bought, ask the Washoe County Assessor about the veterans’ exemption and the primary-residence tax cap.
- Home basics: change the locks, find the water shutoff, and test smoke and carbon monoxide detectors.
Reno sits around 4,500 feet. Expect dry air, strong sun and real winters. Get snow tires or chains sorted before your first trip up to Lake Tahoe.
Leaving Reno later: planning your PCS out
It helps to think about your exit when you buy. A home in an area with steady demand, a layout that suits renters, and a payment that rent could cover all give you more options later. When orders out arrive, I can price the home for sale, estimate a rent range, and sell it after you’ve left if needed. Frequently asked questions
How early should I contact a Realtor after getting PCS orders to Reno?
As soon as you have orders, or even when an assignment looks likely. Early contact gives time to talk with a lender, learn the neighborhoods and watch the market before you need to make an offer. There is no cost to an initial conversation.
Where do people live when stationed at the Reno Air National Guard Base?
Because the base is at Reno-Tahoe International Airport, most of the metro is within a reasonable drive. South Reno, South Meadows and Damonte Ranch are common choices, along with Sparks. Pick based on schools, budget and home style rather than commute alone.
Is it better to rent or buy when I PCS to Reno?
Buying can make sense if you expect to stay several years, want to build equity or may keep the home as a rental later. Renting first can make sense with very short notice, an uncertain tour length or if you want to learn the area. Alex can walk through both with you, and your lender can confirm the loan side.
How do I find out which school a Reno home is zoned for?
Use the Washoe County School District’s zoning tools or contact the district with the exact address. Zoning can differ from one side of a street to the other and boundaries change, so confirm before you make an offer rather than relying on a listing.
What should I do in my first week after arriving in Reno?
Set up NV Energy and water service, enroll children with the Washoe County School District, look into Nevada DMV registration (new residents generally have 30 days; active duty members may keep home-of-record registration) and, if you bought, ask the Washoe County Assessor about any exemptions you may qualify for.
Can I close on a Reno home before my report date?
