Military relocation to and from Northern Nevada
Whether you’re moving to Reno, Sparks, Fernley or Fallon, or leaving Nevada for your next assignment, the hardest part is coordinating a home, a move and a report date from a distance. I help military families plan that from both ends.
How military relocation works in Northern Nevada
A military relocation is really three projects running at once: the move itself, the housing on each end, and the paperwork that ties them together. I’m Alex Baltensberger, a Realtor with Dickson Realty in Reno, and I spent 9 years in the U.S. Air Force before starting in real estate. I understand how military moves are scheduled, and I focus on the housing piece so it fits the rest of your plan.
Northern Nevada covers a lot of ground. Reno and Sparks are the population center, Fernley sits about 30 minutes east on I-80, and Fallon and NAS Fallon are roughly an hour beyond Sparks. The Reno Air National Guard Base, Nevada Army National Guard units and nearby installations like Sierra Army Depot all draw military families to the region. PCS moves to Northern Nevada
Once orders are in hand, the goal is to line up housing so you aren’t paying for a hotel longer than you need to. That means talking with a lender early, choosing target neighborhoods, and deciding whether you’ll buy remotely, take a house-hunting trip or rent first. Timing a home purchase with your report date
A typical financed purchase takes about 30 to 45 days from accepted offer to closing, though every loan and transaction is different. Working backward from your report date looks roughly like this:

| 60–90 days out | Narrow neighborhoods, set up listing alerts, start video tours, and plan your current home. |

| During escrow | Inspection, appraisal, insurance, loan conditions, and schedule the closing signing. |
| Arrival week | Close or move straight in, or use temporary housing until the closing date. |
Short-notice orders compress everything. That’s workable, but it usually means leaning on temporary housing or a rent-first plan.
Temporary housing while you get settled
Even a well-timed move can leave a gap between arrival and closing. Common options in the Reno area include extended-stay hotels, furnished short-term or month-to-month rentals, and staying with family nearby. Some military moves come with temporary lodging entitlements, but the rules and amounts vary by branch and whether you’re moving within or into the continental U.S. Confirm what applies to you with your finance or transportation office before you book anything.
Buying before you arrive
Buying a home in Reno before you move is common for military families, and it can mean moving straight from the truck into your own place. Virtual home tours
A live video tour should answer the questions photos can’t:
- What’s behind the back fence, and what does the view look like from each window?
- How does the street feel: traffic, parking, slope, and nearby busy roads?
- Condition details: roof, windows, water heater and furnace age, signs of water damage.
- Room sizes compared with your furniture, and the garage compared with your vehicles.
- The drive to your duty location at the times you would actually commute.
I’ll also tell you what I don’t like about a house. When you can’t be there in person, candor matters more than enthusiasm.
Remote closings
Many Nevada purchases can be closed without you being in Reno. Depending on the title company and your lender, some documents can be e-signed, while the loan documents are often signed in front of a mobile notary wherever you are. A few points to plan around:
- Power of attorney: if one spouse will sign for the other, the lender and title company must approve the specific POA ahead of time. Get this settled early, especially if a deployment or training is coming.
- Wiring funds: always verify wiring instructions by phone with the title company using a number you already trust. Wire fraud targets people who are buying remotely.
- Timing across time zones: schedule signing well before the closing date so overnight shipping of originals isn’t a problem.
Requirements for e-signing, notarization and POA vary by lender and title company. Confirm the exact process with both before you count on it.
Researching neighborhoods, commutes and schools
Neighborhood research
Reno and Sparks feel very different from one area to the next. South Reno and Damonte Ranch offer newer master-planned neighborhoods, Northwest Reno and Somersett sit in the foothills near I-80, the North Valleys are generally more affordable, and Spanish Springs and Sparks put you closer to the I-80 corridor heading east. Commute considerations
Commute is often the deciding factor. The Reno ANG Base is at the airport, near the middle of the metro, so most of Reno and Sparks works. NAS Fallon is a different story; living in Reno means about an hour or more each way, so Fallon, Fernley, Spanish Springs and east Sparks get more attention. Sierra Army Depot commuters often look at the North Valleys. In winter, snow on I-80 and US-395 can add time, so test drives at rush hour are worth it.
Schools
The three districts military families encounter most are Washoe County School District (Reno and Sparks), Lyon County School District (Fernley and surrounding towns) and Churchill County School District (Fallon). Zoning is set by address and can change, so check the Washoe County School District or the relevant district directly before you write an offer. I don’t rank schools, but I’ll help you confirm which ones a home is zoned for.
VA financing, briefly
Many relocating families use a VA loan, which offers $0 down for eligible buyers and no monthly mortgage insurance. Your lender will confirm eligibility, entitlement and whether a funding fee applies. The details that matter most for offers, appraisals and closing costs in Reno are on my VA Realtor in Reno page.
Selling a home before you move
If you own a home in Northern Nevada and have orders out, the first decision is whether to sell or keep it as a rental. Selling can free up equity and restore VA entitlement once the loan is paid off. Keeping it can make sense if the rent covers your costs and you’re comfortable managing from afar. Either way, start with numbers: request a home value estimate and I’ll prepare a pricing plan.
If you’ve already left, the sale can still move forward:
- Photos, showings and lockbox access handled locally
- Vendor coordination for repairs, cleaning and yard work
- Offers reviewed together by phone or video, signed digitally
- Closing documents signed remotely through the title company
Moving out of Nevada
